Anacostia Library, District of Columbia

Anacostia LibraryL.S. Grim Consulting Engineers is the Principal Engineer of the projects mechanical, electrical, and plumbing disciplines while Hess Construction Company is providing design/build services. The Anacostia Branch Library is located on Good Hope Road in Southeast Washington, DC. The project at Anacostia involves the redesign, demolition, and replacement of the existing facility. The library will be designed and reconstructed. The building's current square footage is 16,969 square feet. Upon completion of the redesign and substantial renovation, the building square footage will be approximately 14,000 square feet.


AVIS, Regan National Airport, Washington, DC

AvisL.S. Grim Consulting Engineers was responsible for all electrical issues associated with the design of the Rover Project for the AVIS car rental facility at Regan National Airport. We have also provided similar design services at BWI Airport for an AVIS Rover facility at that parking garage. The project consists of a power wiring and radio communication equipment to allow the AVIS Car Rental Company to manage the location and identity of all their cars which are parked in the garage. The work entails power wiring with conduit at home runs, various isolated grounds and dedicated circuits, fiber optic cable and some telecommunications gear for the tracking of the automobiles. L.S. Grim was responsible for all the design work associated with Rover Project.

Benning Road Library, District of Columbia

Benning Road LibraryL.S. Grim Consulting Engineers is the Principal Engineer of the projects mechanical, electrical, and plumbing disciplines while Hess Construction Company is providing design/build services. The Benning Branch Library is located in the neighborhood east of the Anacostia River in the vicinity of Benning Road in Washington, DC. The project at the Benning Branch will be 14,000 square feet. The library will be designed and reconstructed.

Bethel U. M. Church, Chewsville, Maryland

Bethel United Methodist ChurchThe project consisted of a new family life center addition to the existing sanctuary facility, at total of 15,000 sf. The family life center houses classrooms, a multi-purpose room and associated commercial kitchen. L.S. Grim Consulting Engineers was the engineer of record for the mechanical, electrical, and plumbing disciplines on the project.

BMW, Fairfax, VA

BMW ProjectAs sub consultants to Farrell Consulting Group, L.S. Grim Consulting Engineers was responsible for all mechanical, electrical, and plumbing issues associated with the design of a new service facility for the BMW franchise in Fairfax, Virginia. The project involved the adaptive reuse of an existing structure adjacent to the Fairfax BMW facility. The structure has been converted to a service support building, which are two stories and approximately 6,000 square feet per floor. Within this building, it houses the service drive-up bay, where a customer drives into a heated and lighted bay and describes the repair to the service consultant -who will then drive the car to the adjacent garage building for repair while the customer waits in the lounge. The lounge consists of a state of the art waiting facility, which markets the latest in BMW products. Also housed within the facility is the service billing offices, as well as, the parts offices for the dealership. L.S. Grim Consulting Engineers was responsible for all mechanical, electrical, and plumbing issues associated with the work.

First United Bank

L.S. Grim Consulting Engineers has a long established relationship with First United Bank and Trust of Oakland, Maryland. L.S. Grim provides all mechanical, electrical, and plumbing engineering services for any upgrades to the First United Bank and Trust facilities. This includes existing operation centers, call centers, as well as new and existing branch banks. The two branches shown are regional offices for First United Bank and Trust and consist of administrative offices and a branch banking facility.

Frostburg Library, Frostburg, Maryland

Frostburg LibraryAs sub-consultants to Grimm & Parker Architects of Calverton, Maryland, L.S. Grim Consulting Engineers was responsible for all mechanical, electrical, and plumbing issues associated with the design of a new town library for the city of Frostburg, Maryland. The project involved taking an existing municipal parking lot and creating a two level library, with a lower level public parking space under the library above. L.S. Grim Consulting Engineers was responsible for all mechanical, electrical, and plumbing issues within the library, such as central HVAC systems for the proper conditioning of display, artifact, and book materials within the library and support rooms.
L.S. Grim Consulting Engineers was also responsible for utility service entrances to the building for mechanical, water, sewer, and natural gas; fire alarm systems for the building; display and stack lighting; incidental convenience outlets as well as Category 5 data wiring and telephone wiring for the various library functions. In addition, this library houses the central internet service for the Allegany County Library System and we provided the specialty HVAC and electrical requirements for the data facility.

Garden of Remembrance

Garden of Rememberence

As sub-consultants to Hord Coplan Macht Architects and Landscape Architects, L.S. Grim Consulting Engineers was responsible for all mechanical, electrical, and plumbing issues associated with the design of the Garden of Remembrance project. The project consists of several phases. Phase One was the initial site development plan. L.S. Grim’s responsibility was in coordination with the power company and developing a proposed building demand loads so that the power company could coordinate the entrance of the power into the site and the location of various transformers to serve the future chapel structure, the maintenance facility, and the general lighting and gated entrance. Under Phase One, L.S. Grim assisted the site engineer and the landscape architect in the utilities demands and needs for the various proposed uses on the site. We assisted them with code interpretation and assessment of their options. Phase Two consisted of the construction of a maintenance and office facility. It is approximately 3,000 square feet and houses the sales office for the memorial park as well as the lawn maintenance equipment for the facility. Under Phase Three, we are currently in the design of the memorial chapel for the site. The chapel is an ornate structure with seating for approximately 300. Within the building, there will be sales offices as well as a proposed mortuary. L.S. Grim was responsible for all the mechanical, electrical, and plumbing issues associated with the various phases of the project.

George’s Creek Public Library, Lanaconing, Maryland

George's Creek LibraryAs sub-consultants to Grimm & Parker Architects of Calverton, Maryland, L.S. Grim Consulting Engineers was the mechanical, electrical, and plumbing engineer of record for the George’s Creek Library. George’s Creek Library is a branch library and a part of the Allegany County Library System, located in the town of Lanaconing, Maryland. The project consisted of the creation of a new branch library in the center of the town. L.S. Grim Consulting Engineers was responsible for the central HVAC systems for the storage of various display and artifacts within the library, as well as the general stack book storage. We were also responsible for the general and specialty lighting located within the Heritage Room and the general stack area of the library. This consisted of a new service entrance from the power company, various conveniences, and power systems designed to the various components of the library, Category 5 data and telephone cabling and internet access for the library, as well as handicap accessible plumbing facilities and other normal and customary items that would be located within the library.


Hager House Museum, Hagerstown, Maryland

Hager House MuseumL.S. Grim Consulting Engineers was the mechanical, electrical, and plumbing engineering consultant for this project. The project consisted of the comprehensive renovation and upgrade to an existing stone museum facility and offices. It is constructed of natural limestone with wooden shakes that mimics a colonial era German-style house. It serves as a support building for the Hager House itself, located in the City Park in Hagerstown, Maryland. The lower level of the Hager House Museum consists of display cases for artifacts from the site, such as pottery, wooden tools, and various frontier items. We were responsible for providing a comprehensive HVAC system for this part of the building that not only controlled temperature, but also controls humidity to allow for a stable environment of the display of the artifacts. Part of the project involved reworking the existing, non-handicap accessible toilet rooms in such a manner as to allow for handicap accessible toilet rooms for museum guests. The upper level of the building consists of administrative offices for the curator and other personnel who work at the Hager House and the museum. This portion of the project involved the installation of a new central heating and cooling. In addition, L.S. Grim Consulting Engineers was responsible for the comprehensive upgrade of the electrical service entrance to the facility, taking it from an overhead power distribution system to an underground system. From the new central underground system, we would back-feed the Hager House, provide new service panels for the Hager House Museum, and back-feed various site lighting and festival convenience outlets located within the City Park.

 

Walnut TowersHagerstown Housing Authority, Hagerstown, Maryland

Walnut Towers Apartments
L.S. Grim Consulting Engineers is the principal M/E/P engineer for several modifications to the Walnut Towers Apartments. Walnut Towers is an apartment complex for the elderly and consists of two buildings. Building A is a high-rise and Building B, which is located across the street from Building A, is a mid-rise.

Potomac Towers Apartments
Potomac Towers Apartments is a two building high-rise apartment complex for the elderly. It consists of Potomac Towers South and Potomac Towers North. Potomac Towers South is a 13-story building, with Potomac Towersthe first floor being the administrative offices for the Housing Authority. Potomac Towers is a 9-story apartment complex, with public spaces on the first level. L.S. Grim has been the principal M/E/P engineer for modifications to several systems within this apartment complex.

 

 

Housing Opportunities Commission of Montgomery County, Maryland

L.S. Grim Consulting Engineers has an on-going relationship with the Housing Opportunities Commission of Montgomery County, Maryland. We have been involved in many projects over the last several years, some of which are listed below:

Waverly HouseWaverly House
L.S. Grim Consulting Engineers was the principal M/E/P engineer for the installation of a new addressable, nurse-call system for this high-rise building. L.S. Grim also performed a life safety study for the complex, which was used by HOC to establish budgets for upgrades to the life safety systems within the complex.

 

Magruder's DiscoveryMagruder’s Discovery
L.S. Grim was the primary engineer for the upgrades to the site lighting on this project. It consisted of a complete modification to the existing multi-building apartment complex site lighting, such as primary feeders, pole bases, new poles, and fixtures.

 

 

Middlebrook SquareMiddlebrook Square
L.S. Grim Consulting Engineers was the principal engineer for the M/E/P modifications to a comprehensive modernization to the Middlebrook Square project. The project is currently under construction and consists of reskinning the existing buildings to give them a more modern appearance and modifications to the existing mechanical, electrical, and plumbing systems within the existing buildings.

L.S. Grim was also the principal engineer for a new community center located on the Middlebrook Square complex. This is a brand new building serving the tenants of this complex.

 

Maryland State House, State Circle, Annapolis, Maryland

Maryland State HouseAs sub consultants to Brudis Associates Civil Engineers, L.S. Grim Consulting Engineers was responsible for all plumbing and electrical design issues associated with site lighting improvements, landscape, and landscape irrigation systems for the historic Maryland State House in Annapolis, Maryland. The lighting portion of the project consisted of removing existing colonial style wooden poles with incandescent lamp type fixtures, which surrounded the State House grounds, and replacing them with historically accurate reproduction metal poles with metal halide lamps. The lighting work also involved the removal and replacement of the existing pole bases and upgrading the power wiring associated to the various lighting circuits. We coordinated the work with all the historical agencies associated with overseeing the State House grounds. This was a very high visibility project and the lighting design needed to fit the colonial historical constraints of downtown Annapolis.

The second portion of the project, which would be the plumbing systems, involved the complete removal and replacement of the existing landscape irrigation system and the installation of a new landscape irrigation system for the entire State House grounds. L.S. Grim Consulting Engineers was responsible for all issues associated with the irrigation system. We performed the work in close coordination with maintenance staff of the State House grounds to insure that proper coverage was provided for all the planting beds, shrubbery, and general grass areas of the site.

 

Mattawoman Pump Station, LaPlata, Maryland

Mattawoman Pump StationThe project consists of providing a new variable frequency drive and motor for a 200 HP effluent plant system. An existing high voltage motor was removed and replaced by a 480 volt, 3-phase motor which was fed by variable frequency drive. L.S. Grim Consulting Engineers was responsible for all the electrical issues associated with this design project.

 

Pascal Row, University of Maryland, Baltimore, Maryland

Pascal RowThis project consisted of the installation of a fire protection sprinkler system for an existing historic student housing building located in downtown Baltimore. The University of Maryland owns and operates the apartment complex exclusively for University of Maryland students. The building is a 4-story masonry and framed construction and houses 70 student apartments. L.S. Grim Consulting Engineers was the chief engineer responsible for all fire protection system design issues related to the project.

 

Private Residence

L.S. Grim Consulting Engineers was responsible for mechanical and electrical issues associated with the design of an estate house in Southern Maryland. The project consists of a 25,000 square foot residence of the Tide Water architectural style. L.S. Grim was responsible for coordination with the power company to obtain the necessary three phase power service into the residence to accommodate the commercial kitchen, elevator, and air conditioning equipment. We were responsible for the service entrance systems design. L.S. Grim was responsible for the mechanical HVAC systems for the residence. The HVAC systems consists of a radiant hot water heating system with various zones throughout the residence and the air conditioning consists of two pipe fan coil units connected to an air cooled chiller plant. The project is currently under final design and construction. The overall budget can not be disclosed.

R.E. Michel Warehouse Sales Facilities

R.E. MichelThe R.E. Michel Company is one of our corporate clients and as such, L.S. Grim Consulting Engineers has been performing M/P/E engineering services for many of their sales locations. This includes new sales locations, as well as renovations to existing locations. Most of the projects involved are approximately 15,000 – 20,000 square feet of warehouse space and 2,000 square foot office/sales area. R.E. Michel is a distributor of heating, ventilation and air conditioning components to a construction industry. Several of the locations in which projects have been constructed are Roanoke and Christiansburg in Virginia, Landover, Frederick and Linthicum in Maryland, Garner, North Carolina, Scranton and Lancaster in Pennsylvania and Syracuse, New York. R.E. Michel is an ongoing client and additional locations are being added continuous basis.

L.S. Grim Consulting Engineers was responsible for all mechanical, electrical and plumbing systems design work associated with these projects.

 

International Work

L.S. Grim Consulting Engineers is experienced in providing M/E/P engineering on international projects. Our primary experience in international work has been in the British West Indies and the Caribbean. We have performed successful projects on the islands of St. Kitts and Dominica.

On St. Kitts, we have performed several projects for Ross University Veterinarian School. These projects consisted of student housing, which is a new construction project providing multi-student housing buildings on campus, as well as two new classroom hall facilities, various renovations on campus laboratories and other areas. We have also under taken a major electrical site distribution project on campus to upgrade the entire electrical infrastructure for the campus. Another one of our site utilities projects was the installation of a fire sprinkler pump system, domestic water booster system and the various distributions piping throughout campus, which serves the dormitory structures.

On the island of Dominica, our area of experience was Ross University’s Medical School. We have provided some incidental engineering for various projects on campus with the major undertaking being an upgrade to their food service and commercial cooking area in the student union building.

Shepherd College Byrd Science Center, Shepherdstown, West Virginia

Byrd Science CenterAs sub-consultants to Design-Build Architects of Hagerstown, Maryland, L.S. Grim Consulting Engineers was responsible for all mechanical, electrical, plumbing, and fire protection issues associated with the renovation and fit-out of the physical science labs within the occupied Byrd Science Center. The project involved taking existing classroom shell spaces and converting them to physical science laboratories.

 

Byrde Science CenterMechanical Systems – The mechanical systems consisted of providing new, built-up air handlers having four pipe chilled water / hot water coils, connected to a sheet metal air distribution system serving VAV boxes with air distribution devices within the various spaces. The control system for the new labs and preparation areas and demonstration areas was an extension of an existing DDC control system. In addition, specialized exhaust and fume systems were installed to accommodate the preparation areas and the display tables located within the various science classrooms.

Plumbing Systems – The plumbing systems consisted of the typical college-level science lab stations, having acid resistant waste piping, hot and cold water, laboratory gases, vacuum, etc. These were all extensions of the existing central systems located within the building. We were also responsible for safety interlocks, emergency shut-offs and other items that are required for laboratory and demonstration spaces.

Fire Protection Systems – L.S. Grim Consulting Engineers was responsible for the manipulation of the existing fire sprinkler system located within the building to accommodate the new space plan and uses found in the science lab areas.

Electrical Systems – L.S. Grim Consulting Engineers was also the principal electrical engineer for the project and was responsible for all power distribution wiring, fire alarm system wiring, lighting systems, emergency systems, etc. located within the space.

Westfields Elementary School

L.S. Grim Consulting Engineers is the mechanical, electrical, plumbing and telecommunications engineers for a new elementary school to be located in Washington County, Maryland. The school, which will serve Kindergarten through Grade 5 and has a gross floor area of 85,250 square feet with a building cost of $20,200,000 for a unit cost, $225.00 per square foot (this excludes A & E fees, furnishing, equipment, and construction management services). L.S. Grim developed a complete and totally integrated package of documents for the project. This project is slated for completion Spring 2008.
